Moving to North Palm Beach, Florida: The 2026 Relocation Guide

North Palm Beach is a planned waterfront village developed on land assembled by John D. MacArthur in the 1950s. Much of it sits on an island surrounded by the Intracoastal Waterway, which gives the village an unusual amount of water frontage and boating access for its size. Here is what to know before you move.

North Palm Beach at a Glance

  • Population: 13,162 (2020 Census)
  • Incorporated: August 13, 1956
  • Recognition: named the best planned community of 1956 by the National Association of Home Builders
  • Setting: an island village connected by three bridges, between Palm Beach Gardens and Juno Beach
  • Main corridors: US-1 and Northlake Boulevard

Why People Move to North Palm Beach

  • Boating: canal and Intracoastal homes, many with direct water access.
  • Golf: the village-owned North Palm Beach Country Club is open to the public and home to a Jack Nicklaus Signature golf course and a clubhouse rebuilt in 2019.
  • Nature: John D. MacArthur Beach State Park is nearby for beaches, trails and paddling.
  • Convenience: Palm Beach Gardens shopping and dining are minutes away.

Homes and Neighborhoods

Expect mid-century and updated single-family homes on canals and the Intracoastal, dry-lot homes on quiet streets, and condominiums along the water. Many original homes have been renovated or rebuilt, and lot, seawall and dock details matter a great deal to value. See my North Palm Beach neighborhood guide.

The North Palm Beach Real Estate Market

North Palm Beach is a small, high-demand market. In May 2026, the single-family median sale price rose above $2.5 million, while only nine new listings came to market and pending sales rose 7.7%. With so few sales each month, the median moves with the mix of homes that close. See my May market snapshot.

Costs of Owning a Home

  • No state income tax: Florida does not tax personal income.
  • Homestead exemption: if the home is your permanent residence as of January 1, apply with the Palm Beach County Property Appraiser by March 1. Homestead properties also receive the Save Our Homes cap, which limits annual assessment increases to 3% or the change in the Consumer Price Index, whichever is lower.
  • Second homes and investment property: no homestead exemption, with annual assessment increases capped at 10% for non-school taxes.
  • Insurance: rates depend on location, flood zone, elevation, roof age and construction, so get quotes before you are under contract. Waterfront homes may also need seawall and dock inspections.

New Resident Checklist

  • Get a Florida driver license within 30 days of establishing residency.
  • Title and register your vehicle with Florida insurance; the state motor vehicle agency sets a 10-day window after establishing residency.
  • File for homestead exemption by March 1.
  • Check school assignments for your address with the School District of Palm Beach County.
  • Plan for hurricane season, June 1 through November 30.
