What to Know Before You Buy

  • Membership: confirm the current membership categories, initiation fees, dues and any capital assessments with the club before you write an offer.
  • Two layers of fees: budget for both club costs and neighborhood or master association fees, which vary by section.
  • Neighborhood choice: compare age of construction, association reserves and amenities neighborhood by neighborhood.
  • Insurance and flood zones: waterfront and low-lying lots can carry higher insurance costs and flood requirements; get quotes early.
  • Homestead: if this will be your primary residence, file for the homestead exemption with the Palm Beach County Property Appraiser by March 1.
