Costs of Owning a Home
- No state income tax: Florida does not tax personal income.
- Homestead exemption: if the home is your permanent residence as of January 1, apply with the Palm Beach County Property Appraiser by March 1. Homestead properties also receive the Save Our Homes cap, which limits annual assessment increases to 3% or the change in the Consumer Price Index, whichever is lower.
- Second homes and investment property: no homestead exemption, with annual assessment increases capped at 10% for non-school taxes.
- Insurance: rates depend on location, flood zone, elevation, roof age and construction, so get quotes before you are under contract. Club communities may also carry membership fees or equity requirements.
New Resident Checklist
- Get a Florida driver license within 30 days of establishing residency.
- Title and register your vehicle with Florida insurance; the state motor vehicle agency sets a 10-day window after establishing residency.
- File for homestead exemption by March 1.
- Check school assignments for your address with the School District of Palm Beach County.
- Plan for hurricane season, June 1 through November 30.
