The Bluffs, Jupiter FL: Community Guide

The Bluffs is a 300-acre community in south Jupiter (ZIP 33477), built from 1984 to 1986 by Burg & DiVosta. It sits right by Jupiter’s beach and stretches from the Atlantic across US-1 to the Intracoastal Waterway, with oceanfront condos, marina condos and single-family and townhome sections, each with its own association.

Stefan’s take

The Bluffs is one of Jupiter’s great all-in-one neighborhoods. DiVosta built it in the mid-1980s with real variety: oceanfront condos with the beach out the back gate, marina condos where your boat lives steps from your door, and single-family homes and townhomes tucked into the dunes and along the river. Whatever your budget and lifestyle, there’s likely a section of The Bluffs that fits, and you’re right by Jupiter’s beach, between the ocean and the Intracoastal.

The Sections

  • Ocean North and Ocean South: condo towers around a central lake on the ocean side, with gated entrances and beach access; Ocean South has 198 residences, many two bedrooms and two baths at about 1,385 square feet
  • The Marina at the Bluffs: about 660 condos in 22 low-rise buildings on the Intracoastal, set around the marina, with heated pools and tennis
  • The River and River North: single-family homes and two-story townhomes, many with water access
  • The Ridge: single-family homes, about 1,900 square feet, with dunes behind for privacy
  • The Lakes: townhomes overlooking a waterway with tropical gardens

Shared Amenities

  • Heated pools with sundecks and spas
  • Lighted Har-Tru tennis courts
  • Dog park, playgrounds and basketball
  • Green space with trails and picnic areas
  • Reported monthly dues under $350 in the non-gated sections (confirm by section)

Location

The beach is right there, and Juno Beach, PGA Boulevard and The Gardens Mall are a short drive south. Downtown Jupiter, Harbourside Place and the Jupiter Inlet are minutes north.

What I Tell Buyers Here

  • Each section has its own association, budget and rules on pets, leasing and boats; compare them before you choose a section.
  • For condos, review the latest milestone inspection, structural reserve study and any planned assessments under Florida’s condo safety laws.
  • At the marina, ask about slip availability, boat size limits and whether a slip conveys with the unit.
  • Oceanfront and Intracoastal locations affect flood zone and insurance; get quotes early.
