Moving to Tequesta, Florida: The 2026 Relocation Guide

Tequesta is a small, established waterfront village at the very top of Palm Beach County, just north of Jupiter. Buyers relocating here are drawn by river and Intracoastal living, quick access to Jupiter Island beaches and a quiet village pace with Jupiter’s amenities minutes away. Here is what to know before you move.

Tequesta at a Glance

  • Population: 6,158 (2020 Census)
  • Land area: about 1.8 square miles
  • Incorporated: 1957, named for the Tequesta people who first lived in the area
  • Location: northern edge of Palm Beach County, bordering Martin County, with a portion on Jupiter Island
  • Main corridors: US-1, Tequesta Drive and County Line Road

Why People Move to Tequesta

  • Waterfront living: homes along the Loxahatchee River and the Intracoastal, many with boat access.
  • Beaches nearby: Coral Cove Park sits between the village’s beachside sections on Jupiter Island, with Blowing Rocks Preserve just up the island.
  • Village scale: a compact community with its own public safety facility and a strong neighborhood identity.
  • Arts and culture: the Lighthouse ArtCenter on Tequesta Drive hosts gallery exhibitions throughout the year.
  • Close to everything: Jupiter’s Riverwalk, Harbourside Place and beaches are minutes away.

Homes and Neighborhoods

Tequesta grew up around the Tequesta Country Club and today includes mid-century and updated single-family homes, river and Intracoastal properties, and condominiums, including oceanfront options on the Jupiter Island side. Older homes can be strong renovation opportunities. Some addresses share ZIP code 33469 with parts of Jupiter, so confirm which municipality a property is in. See my Tequesta neighborhood guide.

The Tequesta Real Estate Market

Tequesta is a small market with relatively few sales each month, so prices can swing from month to month based on which homes close. For the most accurate picture, I pull recent sales for the specific streets and buildings you are considering.

Costs of Owning a Home

  • No state income tax: Florida does not tax personal income.
  • Homestead exemption: if the home is your permanent residence as of January 1, apply with the Palm Beach County Property Appraiser by March 1. Homestead properties also receive the Save Our Homes cap, which limits annual assessment increases to 3% or the change in the Consumer Price Index, whichever is lower.
  • Second homes and investment property: no homestead exemption, with annual assessment increases capped at 10% for non-school taxes.
  • Insurance: rates depend on location, flood zone, elevation, roof age and construction, so get quotes before you are under contract.

New Resident Checklist

  • Get a Florida driver license within 30 days of establishing residency.
  • Title and register your vehicle with Florida insurance; the state motor vehicle agency sets a 10-day window after establishing residency.
  • File for homestead exemption by March 1.
  • Check school assignments for your address with the School District of Palm Beach County.
  • Plan for hurricane season, June 1 through November 30.
