Stefan’s take
Apex is GL Homes going all in: a guard gate, a racquet club, a restaurant with a poolside bar and homes up to almost 6,800 square feet. It is resort living with a wide range of home sizes, and it has been one of Avenir’s fastest sellers.

Before You Make an Offer
- Bring your agent from the first visit: many builders require your agent to register with you at the first sales-center visit, so call me before you tour.
- Builder contracts: review the deposit schedule, build timeline, included features and incentives before you sign.
- Associations and district fees: budget for the neighborhood association and the Avenir master association, and ask whether a community development district assessment appears on the tax bill.
- Resale vs. new: compare a finished resale home with a new build on price, timing and lot choice.
- Taxes after you buy: new homes are assessed at completed value, so file for homestead with the Palm Beach County Property Appraiser by March 1 if the home will be your primary residence.
