Before You Make an Offer
- Two associations: budget for both the Marlwood Estates association and the PGA Property Owners Association.
- Club membership: decide whether you want PGA National Members Club access, and confirm whether the home you like includes it.
- Custom homes, custom comps: values vary with renovation, lot and view, so compare homes that truly match.
- Flood and insurance: ask for the elevation certificate if one exists, and get wind and flood quotes during your inspection period.
- Taxes after you buy: your bill resets to market value after a sale, so file for homestead with the Palm Beach County Property Appraiser by March 1 if the home will be your primary residence.
